R\u00e9sultat qui porte la demande plac\u00e9e en \u00cele-de-France \u00e0 1 853 400m\u00b2 pour l&rsquo;ensemble de l&rsquo;ann\u00e9e 2021, soit+32% au regard de l\u2019ann\u00e9e pr\u00e9c\u00e9dente. Soulignons le fait que 550 576 m\u00b2 de cette demande concerne des surfaces sup\u00e9rieures \u00e0 5000 m\u00b2, un r\u00e9sultat l\u00e0 encore<a href=\"https:\/\/www.europropmarket.com\/actualites\/immobilier-dentreprise-le-marche-de-linvestissement-en-2021\/\"> en hausse compar\u00e9 \u00e0 2021<\/a> (+28 %). Les secteurs les plus pris\u00e9s demeurent le quartier central des affaires (QCA) parisien, le Croissant Ouest et bien entendu le quartier d&rsquo;affaires de La D\u00e9fense qui entame r\u00e9solument sa sortie de crise. Concernant le march\u00e9 locatif le loyer prime s&rsquo;\u00e9tablit \u00e0 930 \u20ac\/m\u00b2 HT HC, tandis que le loyer moyen s&rsquo;\u00e9l\u00e8ve \u00e0 405 \u20ac\/m\u00b2 pour l&rsquo;offre neuve ou restructur\u00e9e, et 336 \u20ac\/m\u00b2 pour la seconde main L\u2019offre imm\u00e9diate en IDF continue d\u2019augmenter pour atteindre 4 041 000 m\u00b2, en hausse de 10 % par rapport \u00e0 l&rsquo;ann\u00e9e 2020. Une situation synonyme de contraste, le march\u00e9 parisien faisant face \u00e0 une forte tension tandis que l&rsquo;offre continue de cro\u00eetre au sein du march\u00e9<\/p>\n<h2><strong>\u00a0Immobilier\u00a0 : des investissements qui peinent \u00e0 red\u00e9coller<\/strong><\/h2>\n<p>Le montant global des investissements en 2021 s&rsquo;\u00e9l\u00e8ve \u00e0 24,9 milliards d&rsquo;euros pour l&rsquo;immobilier d&rsquo;entreprise sur l&rsquo;ensemble du territoire national soit une baisse de 8 % par rapport \u00e0 2021. Le march\u00e9 des investissements reste donc en retrait, mais le troisi\u00e8me trimestre 2022 amorce un red\u00e9marrage avec 10,3 milliards d&rsquo;euros investis, une progression de 5 % par rapport au T4 2021. <a href=\"https:\/\/www.europropmarket.com\/nos-offres\/ile-de-france\/\">Concernant l&rsquo;\u00cele-de-France<\/a>, le montant global des investissements en immobilier d&rsquo;entreprise atteint 14,7 milliards d&rsquo;euros : une baisse de 25 % par rapport \u00e0 2020 qui t\u00e9moigne des difficult\u00e9s persistantes que conna\u00eet le march\u00e9 francilien. M\u00eame au quatri\u00e8me trimestre, les 6 milliards d&rsquo;euros investis illustrent une baisse de 18 % au regard du T3 2021 et de 34% par rapport \u00e0 la moyenne des 5 derni\u00e8res ann\u00e9es. On enregistre 38 m\u00e9gadeal sup\u00e9rieurs \u00e0 100 millions d&rsquo;euros sur l&rsquo;ensemble de l&rsquo;ann\u00e9e 2022, contre une moyenne de 61 au cours des cinq derni\u00e8res ann\u00e9es.
