Des chiffres \u00e0 relativiser pourtant, compte tenu des chiffres record atteints par le march\u00e9 immobilier de bureaux en 2010 : avec une moyenne quinquennale de 18 milliards d&rsquo;euros \u2013 soit \u00ab seulement \u00bb -12 % de baisse en 2021 \u2013 l\u2019immobilier tertiaire semble en effet conserver sa vitalit\u00e9. 3,2 milliards d\u2019euros ont ainsi \u00e9t\u00e9 investis en Ile-de-France au T1 2022 \u2013 la part des bureaux dans les volumes investis s\u2019\u00e9levant \u00e0 94 % \u2013 un chiffre qui reste coh\u00e9rent avec la moyenne sur 5 ans en d\u00e9pit d\u2019une baisse de -38% par rapport au premier trimestre 2021. La demande plac\u00e9e s\u2019\u00e9l\u00e8ve \u00e0 <strong>327 400 m\u00b2\u00a0soit une baisse de 30% au regard de la m\u00eame p\u00e9riode en 2021\u00a0: <\/strong>l\u2019offre imm\u00e9diate en IDF repr\u00e9sente aujourd\u2019hui 3 787 000 m\u00b2, le taux de vacance r\u00e9gional atteignant 6,9 %. Le march\u00e9 francilien r\u00e9v\u00e8le \u00e9galement une reprise d\u2019activit\u00e9 en ce qui concerne les grandes surfaces avec 13 op\u00e9rations de plus de 5000m\u00b2 au cours du T1 2022<\/p>\n<p>&nbsp;<\/p>\n<h2><strong>\u00a0Etat des lieux des march\u00e9s de bureaux franciliens au T1 2022<\/strong><\/h2>\n<p>Parmi les secteurs prometteurs, le Croissant Ouest confirme un dynamisme et une attractivit\u00e9 d\u00e9j\u00e0 en place \u00e0 la fin de l\u2019ann\u00e9e 2021 avec 85 600 m\u00b2 ont plac\u00e9s entre janvier et fin mars 2022. La Deuxi\u00e8me Couronne d\u00e9marre \u00e9galement l\u2019ann\u00e9e sur les chapeaux de roue avec 60\u00a0000m\u00b2 plac\u00e9s au T1, une hausse de +41% par rapport \u00e0 l\u2019ann\u00e9e pr\u00e9c\u00e9dente\u00a0; avec seulement 32\u00a0500 m\u00b2 plac\u00e9s, la Premi\u00e8re Couronne affiche a contrario une baisse de -39 % en un an. Concernant les quartiers d&rsquo;affaires les plus pris\u00e9s, on notera que seulement 21\u00a0000 m\u00b2 de bureaux ont \u00e9t\u00e9 commercialis\u00e9s dans le secteur de <a href=\"https:\/\/www.europropmarket.com\/actualites\/le-projet-the-link-a-la-defense\/\">La D\u00e9fense<\/a> au premier trimestre 2022, tandis que le march\u00e9 de bureaux au sein du quartier
