Si l\u2019ann\u00e9e 2021 fut bien s\u00fbr une ann\u00e9e record avec 1,6 milliards d\u2019euros engag\u00e9s au T1 2021, les 733 millions d\u2019euros investis en 2022 \u00e0 la m\u00eame p\u00e9riode dans l\u2019immobilier logistique et industriel d\u00e9passent largement la moyenne d\u00e9cennale. On d\u00e9nombre ainsi 20 transactions au T1 2022 (un chiffre qui double au regard de la moyenne d\u00e9cennale) : il s\u2019agit pour l\u2019essentiel d\u2019op\u00e9rations plus modestes en termes de portefeuille si on les compare avec la moyenne historique. Il faut cependant souligner deux op\u00e9rations majeures sup\u00e9rieures \u00e0 100 millions d\u2019euros sur cette m\u00eame p\u00e9riode avec l\u2019achat du portefeuille Om\u00e9ga par un fonds allemand \u2013 235 millions d\u2019euros pour cinq plates-formes logistiques localis\u00e9es \u00e0 Lille et N\u00eemes) \u2013 et le rachat du portefeuille North par Deka Immobilien Investment \u2013 trois entrep\u00f4ts d\u2019une surface totale de plus de 150 000 m\u00b2 situ\u00e9s dans les Hauts-de-Seine vendus en<a href=\"https:\/\/www.europropmarket.com\/actualites\/quest-ce-que-le-sale-and-lease-back\/\"> sale and leaseback<\/a>. Ces deux mega deals repr\u00e9sentent plus de 50 % des montants investis au premier trimestre 2022\u2026<\/p>\n<p class=\"Standard\" style=\"text-align: justify; text-justify: inter-ideograph; line-height: 150%;\"><b>\u00a0<\/b><\/p>\n<h2 class=\"Standard\" style=\"text-align: justify; text-justify: inter-ideograph; line-height: 150%;\"><b>Un int\u00e9r\u00eat croissant des investisseurs pour les actifs logistiques<\/b><\/h2>\n<p class=\"Standard\" style=\"text-align: justify; text-justify: inter-ideograph; line-height: 150%;\">L\u2019int\u00e9r\u00eat des investisseurs pour les actifs logistiques ne cesse de cro\u00eetre, un ph\u00e9nom\u00e8ne ins\u00e9parable de l\u2019essor du e-commerce qui red\u00e9finit les flux et les besoins immobiliers. Le march\u00e9 au T1 2022 a \u00e9t\u00e9 domin\u00e9 par les investisseurs \u00e9trangers, les deux plus grandes op\u00e9rations de la p\u00e9riode ayant \u00e9t\u00e9 r\u00e9alis\u00e9es par des fonds immobiliers allemands\u00a0: la part des investisseurs d\u2019outre-Rhin s\u2019\u00e9l\u00e8ve d\u00e9sormais \u00e0 54 % alors que seulement 11 % des volumes sont le fruit d\u2019investissements domestiques. Cependant que la <a href=\"https:\/\/www.europropmarket.com\/actualites\/loptimisation-de-la-supply-chain\/\">supply-chain<\/a> confirme son r\u00f4le strat\u00e9gique essentiel \u00e0 la comp\u00e9titivit\u00e9 des entreprises, les taux de rendement ont connu une nouvelle compression au premier trimestre 2022 avec un taux prime qui passent d\u00e9sormais \u00e0 3,6 %. Un ph\u00e9nom\u00e8ne appel\u00e9 \u00e0 se poursuivre, 2 milliards d\u2019euros d\u2019actifs se trouvant aujourd\u2019hui en cours d\u2019\u00e9change ou de marketing. L\u2019app\u00e9tit des investisseurs combin\u00e9 \u00e0 une offre r\u00e9duite semble ainsi mener in\u00e9luctablement \u00e0 une compression acc\u00e9l\u00e9r\u00e9e des
