Une hausse de 70 % par rapport \u00e0 2018. Le volume d&rsquo;investissements a \u00e9t\u00e9 port\u00e9 essentiellement par des transactions sup\u00e9rieures \u00e0 100 millions d&rsquo;euros qui repr\u00e9sentent 44 % des montants investis. Ces derniers se concentrent essentiellement \u00e0 Lyon intra-muros (77 % des investissements pour les 2019). Le taux de rendement prime bureaux a connu une compression de 20 points de base au cours du quatri\u00e8me trimestre et se positionne \u00e0 3,50 % dans Lyon intra-muros. 62 % des montants investis sur le march\u00e9 lyonnais concernent les bureaux : 1,5 milliards d&rsquo;euros soient une hausse de 34 % sur un an pour un record historique qui confirme l&rsquo;essor du secteur tertiaire de la m\u00e9tropole lyonnaise.<br \/>\nCe dynamisme de l&rsquo;ann\u00e9e 2019 a cependant r\u00e9duit les stocks et exerc\u00e9s une forte pression sur l&rsquo;offre imm\u00e9diate dont le niveau est inf\u00e9rieur \u00e0 260 000 m\u00b2 disponibles sur l&rsquo;agglom\u00e9ration lyonnaise, le taux de vacances s&rsquo;affichant d\u00e9sormais 4 %. L&rsquo;ann\u00e9e 2020 verra cependant de nouveaux projets se r\u00e9aliser, avec des livraisons qui devraient am\u00e9liorer les disponibilit\u00e9s notamment dans le secteur de la Part-Dieu. La raret\u00e9 de l&rsquo;offre sur certains secteurs lyonnais a contribu\u00e9 \u00e0 une hausse des loyers, le prime atteint d\u00e9sormais 335 \u20ac HT-HC\/m\u00b2\/an sur la tour \u00ab To Lyon \u00bb. Enfin si la <a title=\"Louer Bureaux 69003 Lyon 3e Arrondissement\" href=\"https:\/\/www.europropmarket.com\/bureau\/location\/69003-lyon-3e-arrondissement\/\">Part-Dieu<\/a> s&rsquo;impose toujours comme le quartier d&rsquo;affaires lyonnais par excellence, le secteur Gerland affiche pour 2019 un score de 91 000 m\u00b2 commercialis\u00e9s, avec notamment 12 transactions majeures (pour un total de 76 700 m\u00b2). Au-del\u00e0 de ces indicateurs Lyon tend toujours plus \u00e0 s&rsquo;imposer comme un territoire attractif pour les entreprises gr\u00e2ces aux nombreux projets d&rsquo;am\u00e9nagements de la m\u00e9tropole : \u00e9co-quartier d&rsquo;affaires, reconqu\u00eate des friches industrielles, am\u00e9lioration de la qualit\u00e9 de vie etc.<\/p>\n<h2>De nouvelles dynamiques au c\u0153ur de Paris<\/h2>\n<p>Le 19e arrondissement est de plus en plus pris\u00e9 en mati\u00e8re de bureaux et connaissait d\u00e9j\u00e0 une flamb\u00e9e des loyers \u00e0 hauteur de plus 41,4 % au premier trimestre 2019 ; une situation d\u00e9coulant du d\u00e9senclavement de l&rsquo;arrondissement gr\u00e2ce au d\u00e9veloppement des transports en commun. Le 17e arrondissement \u00e9galement affiche une progression importante depuis 2018, tandis que le 10e arrondissement parisien s&rsquo;impose comme une nouvelle centralit\u00e9 au c\u0153ur de la capitale gr\u00e2ce \u00e0 sa situation g\u00e9ographique et ses loyers attractifs. Plus de 2,3 millions de m\u00b2 de bureaux ont \u00e9t\u00e9 plac\u00e9s sur l\u2019ensemble de l\u2019ann\u00e9e 2019 en Ile-de-France : une baisse de 10 % en un an ayant impact\u00e9 l&rsquo;ensemble des segments de surface. Le <a title=\"Louer Bureaux 75000 Paris\" href=\"https:\/\/www.europropmarket.com\/bureau\/location\/75000-paris\/\">march\u00e9 francilien<\/a> continue cependant de concentrer la grande majorit\u00e9 des investissements avec 21,7 milliards d&rsquo;euros investis sur le march\u00e9 des bureaux. 38 des 54 transactions enregistr\u00e9es \u00e0 plus de 100 millions d&rsquo;euros ont \u00e9t\u00e9 conclues en r\u00e9gion parisienne dont notamment deux mega-deals d&rsquo;un montant sup\u00e9rieur \u00e0 1 milliard d&rsquo;euros. Tout comme la m\u00e9tropole lyonnaise, l&rsquo;\u00cele-de-France a vu son offre se r\u00e9duire \u00e0 la fin de l&rsquo;ann\u00e9e 2019 avec 2 710 000 m\u00b2 de bureaux vacants soit un taux de vacances de 5 % (4 % \u00e0 Lyon).
