Parmi les atouts majeurs de la r\u00e9gion-capitale, un r\u00e9seau de transport et une mobilit\u00e9 per\u00e7us comme particuli\u00e8rement favorable par les investisseurs. Ainsi selon les chiffres publi\u00e9s en f\u00e9vrier 2020 par BNP Paribas Real Estate, la r\u00e9gion parisienne est \u00e0 pr\u00e9sent en premi\u00e8re place en mati\u00e8re d&rsquo;investissement immobilier d&rsquo;entreprise, avec 29,5 milliards d&rsquo;euros investis sur un total de 41 milliards \u00e0 l&rsquo;\u00e9chelle nationale. Paris surclasse ainsi Londres pour la premi\u00e8re fois en termes d&rsquo;investissements internationaux. Un march\u00e9 dop\u00e9 essentiellement par le segment des bureaux qui repr\u00e9sente \u00e0 lui seul 25,3 milliards d&rsquo;euros (21,8 milliards d&rsquo;euros pour le march\u00e9 francilien). Une dynamique certes affect\u00e9e par la crise sanitaire li\u00e9e \u00e0 la covid-19 mais qui devrait rapidement \u00eatre compens\u00e9 par l&rsquo;attractivit\u00e9 du march\u00e9 fran\u00e7ais, la r\u00e9sistance de l&rsquo;\u00e9conomie parisienne et les perspectives de plus-values en capital. Selon l&rsquo;\u00e9tude Deloitte \u00ab Grand Paris Office Crane Survey \u00bb les op\u00e9rations neuves ou de restructuration sur des surfaces de plus de 1000m\u00b2 s&rsquo;\u00e9l\u00e8vent \u00e0 2,3M de m2 dans le Grand Paris contre 1,1M de m\u00b2 pour Londres<\/p>\n<h2>&#8230;et recul du Central London<\/h2>\n<p>La hausse des op\u00e9rations dans le secteur de l&rsquo;immobilier de bureau \u00e0 Paris contraste ainsi avec le retrait amorc\u00e9 \u00e0 Londres d\u00e8s 2019, aussi bien au c\u0153ur de la City que du West End (Westminster) et du quartier de South Bank. Le march\u00e9 londonien de bureaux reste cependant performant en mati\u00e8re d&rsquo;investissements autant que de locations, port\u00e9 notamment par les secteurs du coworking et des nouvelles technologie &#8211; la tech comptant pour environ 25% des m\u00b2 de bureaux commercialis\u00e9s en 2018 \u00e0 Londres. Cette r\u00e9silience pourrait cependant \u00eatre mise \u00e0 mal par la crise sanitaire li\u00e9e \u00e0 la Covid-19 qui a fortement impact\u00e9 le segment du coworking.
