Si l&rsquo;on compare les chiffres de 2020 \u00e0 la moyenne d\u00e9cennale, la baisse est de l&rsquo;ordre de 15 % seulement. Toujours est-il que le march\u00e9 lyonnais a subi l&rsquo;impact de la crise sanitaire, le confinement et le manque de visibilit\u00e9 ayant bloqu\u00e9 les processus de d\u00e9cision les soci\u00e9t\u00e9s et investisseurs. Ce sont principalement les grandes transactions qui sont touch\u00e9es, la transaction moyenne se trouvant en baisse de 27% par rapport \u00e0 celle de 2019 pour tomber \u00e0 525 m\u00b2. Les recherches des entreprises en mati\u00e8re de bureaux se portent en effet d\u00e9sormais vers des surfaces plus petites. La part de neuf se trouve \u00e9galement en diminution passant de 68% en 2019 \u00e0 47% pour l&rsquo;ann\u00e9e 2020.<\/p>\n<h2>Attractivit\u00e9 des quartiers d&rsquo;affaire lyonnais et maintien des investissements<\/h2>\n<p>La r\u00e9sistance du march\u00e9 de <a href=\"https:\/\/www.europropmarket.com\/actualites\/lyon-domine-l-immobilier-de-bureaux-regional\/\">bureaux lyonnais<\/a> s&rsquo;illustre par le dynamisme de ses quartiers d&rsquo;affaires qui conservent leur attractivit\u00e9, Part-Dieu et Gerland demeurant particuli\u00e8rement pl\u00e9biscit\u00e9s par les soci\u00e9t\u00e9s. D&rsquo;autres secteurs poursuivent leur d\u00e9veloppement tel que Vaise ou la zone Techlid port\u00e9e par la pr\u00e9sence du si\u00e8ge du Cr\u00e9dit Agricole. Ainsi en d\u00e9pit de la crise sanitaire, l&rsquo;immobilier de bureaux lyonnais conserve une activit\u00e9 soutenue notamment pour les surfaces inf\u00e9rieures \u00e0 1000 m\u00b2, le volume des ventes restant relativement cons\u00e9quent. Si le march\u00e9 des investissements affiche de son c\u00f4t\u00e9 une baisse de 29 % sur un an, le volume investi atteint n\u00e9anmoins 1,1 milliard d&rsquo;euros au troisi\u00e8me trimestre 2020.
