Les immeubles anciens, vendus avec une d\u00e9cote significative, peuvent \u00eatre apr\u00e8s reconversion \u00eatre c\u00e9d\u00e9s sur la base des valeurs des actifs \u00ab core \u00bb : une strat\u00e9gie qui permet de g\u00e9n\u00e9rer un taux de rendement interne sup\u00e9rieur \u00e0 la strat\u00e9gie de d\u00e9tention long terme d&rsquo;actifs <a href=\"https:\/\/www.europropmarket.com\/actualites\/immobilier-d-entreprise-quelles-strategies-pour-quels-types-d-actifs\/\">cores<\/a>. Pour ces raisons les op\u00e9rations de r\u00e9habilitation dans le cadre de l&rsquo;immobilier d&rsquo;entreprise doivent \u00eatre men\u00e9es en symbiose avec le d\u00e9veloppement de programmes neufs.<\/p>\n<h2>Concilier les strat\u00e9gies de r\u00e9habilitation avec les programmes neufs<\/h2>\n<p>En effet les <a href=\"https:\/\/www.arthur-loyd-lyon.com\/\">immeubles <\/a>anciens sont parfois v\u00e9ritablement obsol\u00e8tes et impropres aux strat\u00e9gies de r\u00e9habilitation, que ce soit en raison de leur \u00e9tat en tant que tel ou d&rsquo;une mauvaise localisation. La construction neuve de son c\u00f4t\u00e9 pr\u00e9sente des avantages certains : il s&rsquo;agit en effet d&rsquo;actifs certifi\u00e9s, occup\u00e9s le plus souvent par des locataires fiables \u00e0 travers des beaux \u00e0 long terme, ne n\u00e9cessitant pas ou peu de travaux. \u00c0 ce titre les acqu\u00e9reurs peuvent s&rsquo;attendre \u00e0 des rendements significatifs et s\u00e9curis\u00e9s. Les constructions neuves r\u00e9alis\u00e9es en BEFA \u2013 bail en en \u00e9tat futur d&rsquo;ach\u00e8vement \u2013 permet par ailleurs aux investisseurs de b\u00e9n\u00e9ficier de la garantie de paiement des loyers. Offrant de meilleures prestations gr\u00e2ce \u00e0 l&rsquo;utilisation de mat\u00e9riaux aussi performants qu&rsquo;\u00e9cologique, les actifs immobiliers neufs se vendront en outre plus chers que les constructions anciennes.
