Une chute \u00e0 relativiser fortement si l&rsquo;on consid\u00e8re qu&rsquo;en d\u00e9pit des effets de la crise sanitaire, les investissements r\u00e9alis\u00e9s au T1 2022 sont sup\u00e9rieurs de 15 % \u00e0 la moyenne d\u00e9cennale. Il est n\u00e9anmoins \u00e9vident que l&rsquo;<a href=\"https:\/\/www.europropmarket.com\/nos-offres\/\">immobilier<\/a> de bureaux accuse un net recul avec seulement 2,2 milliards d&rsquo;euros investis en d\u00e9but d&rsquo;ann\u00e9e 2022 soit une baisse de 45 % sur une ann\u00e9e. Une tendance d\u00e9j\u00e0 amorc\u00e9e en 2021, alors que les entreprises commen\u00e7aient \u00e0 r\u00e9duire leur surface de bureaux afin d&rsquo;\u00e9viter une sous-utilisation couteuse sous l&rsquo;effet des nouveaux modes de travail (t\u00e9l\u00e9travail principalement). Ainsi l&rsquo;immobilier tertiaire ne repr\u00e9sente plus que 46 % du total des volumes investis \u00e0 l&rsquo;\u00e9chelle nationale en 2022, contre 74 % au T1 2021. Autre tendance marquante en ce d\u00e9but d&rsquo;ann\u00e9e, le retrait du march\u00e9 immobilier tertiaire francilien qui totalise 1,7 milliards d&rsquo;euros investis : l&rsquo;\u00cele-de-France repr\u00e9sente d\u00e9sormais\u00a0 77 % des montants engag\u00e9s sur le segment des bureaux contre 87 % l&rsquo;ann\u00e9e pr\u00e9c\u00e9dent, reculant au profit de march\u00e9s r\u00e9gionaux de plus en plus dynamiques \u2013 Lyon, Lille, Bordeaux\u2026<\/p>\n<h2><strong>Vitalit\u00e9 de la logistique et reprise de l\u2019immobilier commercial<\/strong><\/h2>\n<p>Poursuivant sa croissance entam\u00e9e au cours des derni\u00e8res ann\u00e9es, l\u2019<a href=\"https:\/\/www.europropmarket.com\/entrepot-local-activite\/location\/\">immobilier logistique<\/a> concentre au T1 2022, 73% des volumes investis sur le segment industriel. Ce dernier continue de b\u00e9n\u00e9ficier de l&rsquo;essor du e-commerce et des dynamiques propres \u00e0 la nouvelle logistique urbaine. Pr\u00e8s d&rsquo;1,2 milliards d&rsquo;euros ont \u00e9t\u00e9 investis au premier trimestre sur le march\u00e9 immobilier industriel et logistique (+16% par rapport \u00e0 2021) que l&rsquo;on consid\u00e8re les entrep\u00f4ts, locaux d&rsquo;activit\u00e9s, data centers ou entrep\u00f4ts urbains. Au total le march\u00e9 de la logistique enregistre une hausse de 108 % au regard de la moyenne d\u00e9cennale et semble promis \u00e0 un avenir p\u00e9renne. Fortement impact\u00e9 par la crise de covid-19, l&rsquo;immobilier commercial confirme quant \u00e0 lui une forte reprise avec 1,2 milliards d&rsquo;euros engag\u00e9s au T1 2022\u00a0; pour m\u00e9moire, les investissements sur ce segment de march\u00e9 ne s\u2019\u00e9levaient plus qu\u2019\u00e0 200 millions d\u2019euros au T1 2021.
